Professional flood risk assessment

This is one of ways you can measure the flood risk for your property, but it could be costly. It will usually be conducted by a civil engineer or chartered surveyor. You can use the Royal Institute of Chartered Surveyors' (RICS) website to check the qualifications of your chosen surveyor. There is also a template that must be used when performing these assessments that is necessary for this sector.

If you conduct a formal property risk check, then you can keep this as a record for your peace of mind in the event that you are impacted by a flood in your property. 

Government resources

There is a lot of useful information on the government website to help you establish your property’s flood risk. For example, you can check to see if there is a long-term chance of being affected by flooding in your location. 

Other resources include where to register for announcements of flood risks and the level of flood danger possible in the coming 5 days in your area. It is also possible to check the level of different water sources, from rainfall to the sea.

If a flood does occur, you should always follow the instructions of the local authority.

Flood risk maps

The Environment Agency provides flood risk maps which show how your area could be physically impacted by floods. This service is for people who are looking to build a development on their land and are seeking planning permission.

The maps provided could be useful if you are looking to build a home in a particular place and would like to see what the likelihood of being a victim of flood is in that location.

A letter from the Environment Agency

Another option to determine your property’s risk is to get a letter from the Environment Agency which will detail its history of flooding. This option is only available if your insurance company needs proof though, but to request it you just need to give the postcode of your property. Please note that this service is also only available in England.

The letter is free, but a fee may be required if the letter takes longer than 18 hours to compose. It will be sent to you within 20 working days of the request and will contain information such as how prone your property is to flooding, or what prevention is available in your area in the event that a flood occurs.
