Who is responsible for fire damage in a rental home?

Tenants must be aware that their landlords are responsible for ensuring their homes are fire-safe. However, if a tenant is found negligent and solely responsible for a fire, they may be liable for the resulting damages and charged for repair and fire damage cleaning services.

In such cases, the tenant may not be entitled to replacement or compensation for lost or damaged belongings and may still be required to pay rent.

On the other hand, if a fire is due to the landlord's negligence - such as faulty wiring or poor adherence to safety regulations - the tenant is not responsible. In such situations, the landlord will be liable for repairing or replacing damaged items and paying for necessary cleaning services.

When neither party is at fault, the tenant and landlord should take responsibility for fixing and replacing their property. However, the landlord is still responsible for repairing and cleaning the property as necessary to ensure it is safe and habitable for the tenant.

What fire safety equipment should be installed in your home?

Fire safety is one of the most crucial aspects of creating a safe household. However, it is often overlooked until it is too late. Fire safety equipment is not something we usually think about, but it can save many lives. Here is a list of fire safety equipment you should consider purchasing:

  • Fire and smoke alarms
  • Carbon monoxide detectors
  • Fire blankets
  • Fire extinguishers
  • Fire-proof lockbox or safe
  • Fire escape ladders
  • Fire escape windows

Fire blankets and extinguishers can quickly put out a small flame if used correctly. However, if the fire is larger than you, do not attempt to tackle it. When a fire gets out of control, there is little you can do to stop it. Protect yourself by evacuating immediately.

We cover all areas in the county of Surrey, including:

  • Guildford
  • Surrey Heath
  • Woking
  • Mole Valley
  • Epsom
  • Ewell
  • Runnymede
  • Waverley
  • Reigate
  • Banstead
  • Spelthorne

How to use a fireplace responsibly

Fireplaces are a great way to keep warm during colder seasons and can serve as an alternative to turning on the heating.

However, it is important to remember that a fireplace is an indoor fire that requires proper supervision and responsible use. To ensure the safety of your home and family, you must take necessary precautions. Here are some important guidelines for using a fireplace:

  • Keep a window cracked open to ensure proper ventilation in the room
  • Ensure that your chimney is clean and open for smoke to escape
  • Avoid using painted, sealed, or treated wood in the fireplace
  • Follow professional advice on how to light the fire
  • Clean out old ash and debris from the previous fire
  • Have your chimney checked and cleaned by a professional at least once a year
  • Install safety screens in the fireplace to prevent sparks from flying out
  • Keep the fireplace area clear of any flammable objects
  • Always supervise the fire and never leave it unattended
  • Keep fireplace tools and lighters out of reach of children
  • Set up a carbon monoxide detector in the room where the fireplace is located
  • Keep a fire extinguisher nearby in case of emergencies
  • Teach your children about the dangers of fire and ensure they are aware of the safety precautions they need to take
